Our team will prepare the home for a professional, on-site sale. We sort, stage, and organize items to create a clean, shoppable environment that appeals to buyers.
We kindly ask that any items you plan to keep be removed from the property prior to setup.
During this stage, we also take high-quality photos of key items for advertising purposes.
Pricing with Purpose
At Utica Estate Experts, we take the time to research and price each item using Fair Market and Current Market Values.

If we believe an item would perform better in a specialized marketplace, we’ll offer guidance on how best to sell it.

Advertising & Promotion
We don’t just host a sale—we promote it. Your estate sale will be advertised across multiple social media platforms and emailed directly to our Preferred Customer list in the Utica area.
A few days before the event, we place directional signage at key intersections (in full compliance with local regulations) to guide traffic to the sale.
Sale Day Execution
On the day of the sale, our courteous and professional team manages all aspects of the event. We may use a number system to regulate entry and ensure a smooth, safe experience for shoppers.
Buyers are responsible for moving their purchases, and most arrive prepared with help and transportation. Utica Estate Experts ensures everything is handled with care and efficiency.
Post-Sale Wrap-Up & Fees
Once the sale is complete, Utica Estate Experts provides a detailed accounting of all sold items and delivers your proceeds—typically within 10 business days.
Our commission is a straightforward 35% of the gross sale total, and all costs are clearly outlined in your service contract. If additional time is needed to handle remaining items, we’ll discuss this with you in advance.
